£500 security bond required - There can be no fake tan on the towels or in the hot tub! This will be taken out of your security bond.

This property is in a residential area, with strict noise restrictions, including no loud music!

Full balance for this property is due 9 weeks prior!


Circumstances Where Part or All of the Damage Deposit May Be Withheld

The damage deposit may be partially or fully withheld to cover costs arising from, but not limited to, the following:

General Damage & Cleaning

  • Damage to the property, furnishings, fixtures, appliances, or outdoor areas
  • Breakages, stains, burns, or permanent marks to furniture, carpets, bedding, or soft furnishings
  • Missing items from the property
  • Excessive cleaning required beyond a standard end-of-stay clean
  • Evidence of smoking inside the property

Hot Tub–Related Issues

  • Contamination of the hot tub water (including but not limited to food, drink, glass, body oils, fake tan, soaps, bubbles, confetti, or bodily fluids)
  • Failure to follow hot tub usage rules resulting in the need to drain, clean, refill, or chemically rebalance the hot tub
  • Damage to the hot tub, cover, steps, filters, controls, or surrounding area

Rule Breaches

  • Exceeding the agreed maximum number of guests
  • Excessive noise, disturbance, or complaints from neighbours
  • Use of banned items (e.g. confetti, glitter, party poppers, feathers, smoke machines)

Outdoor Areas

  • Damage to gardens, lawns, fencing, outdoor furniture, or lighting
  • Use of fireworks, fire pits, or other prohibited items

Safety & Security

  • Failure to secure the property properly on departure (lost keys, unlocked doors/windows)

Waste & Departure

  • Leaving the property in a condition that prevents same-day turnaround for incoming guests
